Adelaide's industrial land market is characterised by a relatively small but well-defined development pipeline, with future supply increasingly concentrated in the Outer North. Although identified land remains available, only a limited proportion is currently development- ready, reinforcing the importance of rezoning, servicing and infrastructure delivery. Approximately 715 hectares of industrial land has been identified across Adelaide, with only 159 hectares currently considered development-ready. The balance represents longer-term opportunities that remain dependent on infrastructure delivery, utility servicing and planning approvals before development can occur. The Outer North continues to underpin Adelaide's future industrial land pipeline, supported by recent strategic employment land rezonings at Waterloo Corner. While these rezonings have increased Adelaide's identified industrial land supply, they are unlikely to provide meaningful short-term relief to the market. Conversely, opportunities across established industrial precincts, including the Inner North and West, continue to diminish, with redevelopment and industrial intensification becoming increasingly important sources of future supply. As Adelaide's established industrial precincts mature, future supply will increasingly depend on bringing strategically located zoned land to market while supporting redevelopment within existing employment areas.
