HIGHLIGHTS The SSPI monitors the performance of major self storage markets across Australia and New Zealand. Sourcing data from nearly 280 self storage facilities and contributions from major operators in each region, it offers the most accurate and comprehensive insights into the market performance of the Trans-Tasman self storage sector. The March 2026 results indicate that average storage fee rates continued to rise across all monitored markets, reinforcing the sector’s ability to maintain pricing momentum despite a softer demand environment. Brisbane recorded the strongest lift (3.28%), followed by Melbourne (2.40%) and Sydney (2.19%), with more moderate gains in Perth (1.86%), Auckland (1.45%) and Adelaide (0.55%). In contrast, occupancy continued to recalibrate, with five of the six markets recording a decline. The softening was most pronounced in Melbourne (3.59%) and Auckland (2.40%), while Sydney remained comparatively stable and was the only market to post a marginal increase (0.07%). RevPAM outcomes were mixed. Brisbane (3.71%), Sydney (3.70%) and Perth (2.00%) delivered the strongest growth, supported by solid rate increases and relatively contained occupancy movement. In contrast, Adelaide (3.85%), Auckland (2.76%) and Melbourne (0.87%) recorded declines, reflecting that recent pricing gains were not sufficient to offset weaker occupancy over the period.
