-up in land take -up in 2025
In response to larger pre -lease transactions and owner occupier demand, land take -up in 2025 was the equal strongest year on record, reaching almost 900 hectares. The increasing size of pre -lease transactions is materially changing the rate at which industrial land is absorbed. A single commitment now regularly removes 15 -20 hectares from the market (up from an average of three hectares a decade ago), reducing the ability of developers to progressively replenish development -ready land.
