AUSTRALIA'S OCCUPIER MARKET OUTLOOK
LOCATION VALUE DEPENDS ON WHO YOU NEED TO REACH Customer and warehouse reach reveals significant differences in the positioning of industrial locations.
Customer and warehouse reach within a 30-minute drive
Location requirements vary significantly by occupier. For B2C and high-throughput operations, access to a large customer base can be critical, while B2B occupiers may place greater value on proximity to other industrial facilities and the broader distribution network. The chart compares the share of each city’s population and warehouse stock accessible within a 30-minute drive across selected industrial precincts. It highlights how the balance between customer and warehouse reach varies across locations. Precincts such as Eagle Farm and Silverwater provide strong access to both customers and warehouse stock, while Mascot and Port Melbourne are more customer oriented. Eastern Creek and Huntingwood provide comparatively stronger warehouse reach. Ultimately, the value of a location depends on the occupier’s operating model and who, or what, it needs to reach.
